General

We work mainly on Istanbul's western side: Büyükçekmece, Beylikdüzü, Bahçelievler, Esenyurt, Başakşehir, Bakırköy, Silivri and Çatalca. We have direct command of comparable data and local dynamics in these districts. We're happy to discuss other areas too.

No. The first consultation and needs analysis are free, as is the valuation report — with no obligation. A fee applies only when a transaction completes, on terms agreed in writing at the outset.

Yes. We operate under a licence issued in accordance with the Regulation on Real Estate Trading. Our licence number appears in the site footer and on all of our sahibinden.com listings.

Selling

We review completed sales, current asking prices and average days-on-market in the area, and compare your property's location, area, age, floor, aspect and build quality against comparables. The output is not a single figure but a realistic price band with the corresponding estimated time to sell.

A correctly priced, well-prepared property usually attracts the strongest interest in its first 2–4 weeks. The timeline varies with price, location, property type and market conditions. Our valuation report includes a realistic estimate for your area and property type.

Buying

First, check the land registry record for liens, mortgages or restrictive annotations. Then review the occupancy permit status, any work deviating from the approved project, service charge arrears and building management records. Whether the deed is construction servitude or condominium ownership also matters for your mortgage. We carry out all of these checks as part of the process.

Yes. We guide you through the banks' mortgage processes and follow the valuation and charge registration steps. Note that the loan limit is based on the bank's valuation, not the sale price — so plan your deposit accordingly. You can estimate your monthly instalment with the calculator on our property detail pages.

Letting

For residential tenancies the annual increase cannot exceed the CPI rate of change based on twelve-month averages, calculated from the figure announced for the month before renewal. This ceiling applies even if the contract states a higher rate. See our guide article for a full explanation.

We prepare the property for marketing and publish it with professional images. We verify applicants' proof of income and references, presenting only suitable candidates. We prepare the contract in line with current legislation and produce an inventory and photographic handover record.

Foreign Investors

Nationals of a wide range of countries may acquire property in Türkiye on a reciprocity basis. Acquisition is not possible in military restricted zones and there is a per-person area cap. A licensed valuation report is mandatory for every sale to a foreign national. We provide the whole process in English with sworn translator coordination.

Yes. Foreign nationals purchasing property at or above the prescribed minimum threshold may apply for citizenship by exception. A three-year non-sale annotation must be placed on the deed, the price transferred in foreign currency through the banking system, and a certificate of conformity obtained from the Ministry. The threshold is revised periodically and should be confirmed before applying.
